Buying A Home?

Why is a home inspection important?

Whether purchasing a brand-new or older home, getting a professional inspection is crucial for several reasons:

Unforeseen Issues: Even new construction homes can have defects or construction errors that may not be immediately apparent to an untrained eye. Inspections can uncover these issues early on.

Safety Concerns: Inspections ensure that the home meets current safety standards and regulations, regardless of its age. This includes checking for proper electrical wiring including AFCI where required and GFCI devices near any source of water. Operable and accessible emergency egress.

Not to mention damage from water penetration, than can cause not only extensive damage but bacterial growth as well.

Cost Savings: Identifying potential problems early through an inspection can save you from unexpected repair costs down the road. It allows you to negotiate repairs or adjustments to the sale price before finalizing the purchase.

Peace of Mind: Knowing the condition of the home provides peace of mind to the buyer, ensuring they are making a well-informed decision about one of the largest investments they will likely make.

In summary, whether buying a new or older home, investing in a professional inspection is a prudent step to protect your investment and ensure the home meets your expectations and safety standards.

Selling your home?

Getting a pre-inspection before selling a home can be highly beneficial for the seller in several ways:

Awareness of Issues: A pre-inspection allows the seller to identify any potential issues or deficiencies in the home before listing it on the market. This gives them the opportunity to address these issues proactively, potentially avoiding surprises during the buyer's inspection.

Accurate Pricing: Knowing the condition of the home can help the seller set a more accurate asking price. Disclosing the inspection report upfront can build trust with potential buyers and justify the asking price.

Faster Sales Process: Addressing any necessary repairs or improvements based on the pre-inspection report can make the home more attractive to buyers and lead to a quicker sale.

Negotiation Power: Having a pre-inspection report can provide leverage during negotiations with buyers. It demonstrates transparency and shows that the seller has taken steps to ensure the home is in good condition.

Legal Protection: In some jurisdictions, disclosing known issues about the property can protect sellers from legal liabilities after the sale.

In conclusion, a pre-inspection can streamline the selling process, increase buyer confidence, and potentially lead to a smoother transaction for the seller.

Your Most Trusted Inspector

My name is Aaron Shepherd,

I've been in residential construction and remodeling for over 25 years. I have hands on experience on everything from rebar and concrete to framing, plumbing, electrical work, and drywall. But you know what I really loved? The finish carpentry. Installing cabinets, doors, and all the detailed molding and casing, the little big things you see and touch everyday. Now, I've moved on from construction, but I'm putting my expertise to good use in my home inspection business. I'm all about bringing that same level of detail and know-how to ensure thorough inspections for my clients. It's a new chapter, but still all about quality and attention to every little thing.

What Our Clients Say

I will start by saying buying a home is a big scary deal, nobody wants to get into their dream home, only to find out it is a nightmare. This is where your inspector comes in! Aaron was professional from the start. Returning calls and being right on time are huge indicators to me, on the type of person I will be doing business with. When I say he was thorough, I mean it. He took his time looking everything over, I dont feel like he was just rushing off to the next paying job. He found things I would have never known to look at, and explained why they could be potential problems. He went above and beyond in my book, making buying my forever home a dream come true.
